Earlier this year Town Council adopted a moratorium on Electronic Changeable Copy Signs and Non-Residential development in order to take a closer look at the Town's standards for these two types of development. The Town's Planning Board has drafted recommended policy changes that will be reviewed by Town Council on March 12, 2020 at their regularly scheduled meeting.
Properties shown on the public notice map (found here) may be impacted by these changes, or adjoin properties that might be impacted by these changes. However, the standards being reviewed apply only to non-residential and multi-family development, as well as electronic changeable copy signage.
One possible change being considered is the creation of an overlay zoning district that would simply require new non-residential development to comply with updated design guidelines. A map of this proposed district can be found here, and the updated guidelines can be read here.
Electronic changeable copy signs are currently allowed in Mills River, but only with the granting of a Special Use Permit. Proposed changes to the zoning ordinance would no longer allow electronic changeable copy signs within Town Limits. To read the proposed zoning changes, click here.
